A PRV is a specialized plumbing valve that reduces the high pressure coming from the city’s main water line to a safe, functional level for your home. Without a working PRV, high-pressure water can stress your pipes, cause "water hammer," and damage sensitive appliances like water heaters, dishwashers, and washing machines.

Common indicators include a sudden increase in water pressure, "banging" or vibrating sounds in your walls (water hammer), or faucets that drip only at night. Conversely, if your water pressure is suddenly very low throughout the entire house, the internal diaphragm of the PRV may be stuck in a closed or restricted position.

Most high-quality pressure regulators have a lifespan of 7 to 12 years. Over time, the internal spring and rubber diaphragm lose their elasticity or become encrusted with mineral deposits. Because they fail gradually, many homeowners don't notice the increase in pressure until a pipe bursts or an appliance starts leaking.

A standard replacement usually takes 1 to 3 hours. This includes shutting off the main water supply, removing the old valve, and installing the new unit. If the PRV is in a hard-to-reach crawlspace or buried in an underground box, the process may take slightly longer to ensure the connections are perfectly sealed.

The industry standard and most plumbing codes recommend a pressure between 50 and 70 PSI (pounds per square inch). Pressure consistently exceeding 80 PSI is considered hazardous and can void the warranties on many household appliances and fixtures.

If the valve is still functional, the pressure can be adjusted by turning the bolt on top of the bell-shaped housing. However, if the internal components are worn out, turning the bolt will have no effect or may cause the valve to leak. We use a professional pressure gauge to calibrate the setting precisely after installation.

If you hear banging (water hammer) after a new installation, it may mean the pressure is still set too high or that the new, consistent pressure is revealing a lack of air chambers in your plumbing system.
